4.14 Target Market Housing Stock by Year the Structure was Built Analysis

When trying to understand the distribution of the housing stock for Alameda Cunty based on the year it was built, we break the stock down into the following categories:

  1. Built 1939 or earlier
  2. Built 1940 to 1949
  3. Built 1950 to 1959
  4. Built 1960 to 1969
  5. Built 1970 to 1979
  6. Built 1980 to 1989
  7. Built 1990 to 1999
  8. Built 2000 to 2004
  9. Built 2005 or later

When we combined all the categories of houses built before 1980 for Alameda county, we find that 41.4% of the total housing stock for the County was built in the years before 1980. That number for the State of California is 55.4%. This is not an insignificant difference since it implies that the housing stock for Alameda County is not as old as the housing stock for the State of California. Older homes tend to need a lot more repair and don't always appraise very well which makes it difficult to approve financing on these homes from lenders and thus harder to sell. Older homes also tend to have the need for more disclosures from the home owners and show up with more negatives in home inspections that always tends to complicate real estate transactions. Newer homes in comparison tend to pass home inspection with relative easy and also on average tend to appraise well.

When we further examine the housing stock by year built we find that in Alameda County the housing stock built after 1990 accounts for 44.2% of the total housing stock as compared to only 30.6% for the state of California. This once again reinforaces our early deduction that the housing stock of Alameda County is indeed much newer than the housing stock for the State of California.
