4.15 Target Market Analysis of Housnig Stock by Year in which the Householder moved into the Unit
In order to conduct this analysis of the housing stock by the year in which the householder moved into the unit for Allegheny County, we have divided up the housing stock into the following categories:
- Moved in 1969 or earlier
- Moved in 1970 to 1979
- Moved in 1980 to 1989
- Moved in 1990 to 1989
- Moved in 2000 to 2009
- Moved in 2010 or later
When looking at this analysis we find the following:
- 16.5% of the folks moved into their homes in Allegheny County before 1979 as compared with 15% for the State of Pennsylvania.
- 25.6% of folks moved into their homes between 1980 and 1999 in the target market of Allegheny County as compared to 27.4% for the State of Pennsylvania.
- Finally approximately 58% of folks moved into their homes after the year 2000 - this holds true for both Allegheny County and the State of Pennsylvania.
Clearly since the national ratio for home owners versus renters is about two third to one third, it stands to reason that many of the folks who moved into their homes before 2000, are probably home owners while many of the folks who may have moved in more recently could well be renters. It is important to understand this when conducting marketing initiatives - for example if we are sending out postcards to a target audience that moved in to their homes recently without knowing if they are home owners or renters, the results of the marketing effort may not be very fruitful since renters tend to discard offers for landscape maintenance work - all home maintenance contacts are typically handled by the property owner.
