4.14 Target Market Housing Stock by Year the Structure was Built Analysis
When trying to understand the distribution of the housing stock for Cobb County County based on the year it was built, we break the stock down into the following categories:
- Built 1939 or earlier
- Built 1940 to 1949
- Built 1950 to 1959
- Built 1960 to 1969
- Built 1970 to 1979
- Built 1980 to 1989
- Built 1990 to 1999
- Built 2000 to 2004
- Built 2005 or later
When looking a the distribution of housing in Cobb county based on the year it was built, the following items are worth noting:
- Only 1.2% of all the houses in Cobb county were built before 1939 as compared to 4.5% for the state of Georgia.
- Only 2.3% of the housing stock of Cobb county was built before 1949 compared to 7.5% statewide.
- Only 6.7% of all the houses in Cobb county were built before 1959 compared to 13.8% statewide.
- Between 1960 and 1979 saw the construction of roughly 24% of all houses in Cobb county and the state of Georgia.
- 26.7% of the total housing stock of Cobb county was built between 1980 and 1989 as compared to 17.3% for the state of Georgia.
- Finally we find that 42% of all the housing in Cobb county was built after 1990 compared to 45% for the state of Georgia.
Thus based on the data points above, we can conclude that most of the housing stock for Cobb county and the state of Georgia was built between 1970 and 2004. As a matter of fact, when we examine the number of homes constructed in the decade after the collapse of the real estate bubble in 2006, we find that less than 1% of the total housing stock of Cobb county and the state of Georgia was constructed during that time period. We can also conclude that on balance, the state of Georgia has a housing stock that is older than the housing stock of Cobb county.
All this is a plus for Spotless Homes - newer homes tend to be larger than older homes that were constructed before 1970. Larger homes tend to have more rooms and are much more difficut to clean often requiring the assistance of a cleaning service.
